How repo rate changes affect home loans

For floating-rate loans, the applicable benchmark, spread and reset terms determine how and when a rate change reaches your loan. This calculator models a rate reset now, followed by a constant revised rate. It does not predict your bank’s actions.

Calculation method

EMI = P × r / (1 − (1 + r)^−n), where P is the outstanding principal, r is the annual rate divided by 1,200 and n is the remaining monthly payments. At 0%, EMI = P / n. To keep EMI unchanged, interest and principal are recalculated monthly until payoff, including a smaller final instalment.

Assumes regular end-of-month payments, no additional prepayments and no fees or insurance. A partial final repayment month counts as a full month. Calculations retain precision internally; displayed amounts are rounded to rupees. Lender rounding, age limits and maximum tenure may differ.
